Top 3 High-Demand Areas in Tangerang Regency

Tangerang Regency is one of the key support areas for Jakarta, along with Depok, Bekasi, and Bogor. With a population of over 3 million people, the region is growing fast and is gradually transforming into a new metropolitan hub.  

This rapid development is fueled by the rise of modern satellite cities such as Gading Serpong, BSD City, Citra Raya, and Telaga Bestari. These areas come with complete facilities, from housing and business centers to commercial districts. As a result, Tangerang Regency is becoming not just a great place to live but also an emerging economic hotspot near the capital.  

BVT conducted location-based demand analysis using people traffic data from mobile devices to find the busiest areas in Tangerang Regency on Saturday, November 9, 2024.  

Here’s what we found:

The image above shows circles of different sizes— the bigger the circle, the more crowded the spot.  You can see the top three busiest locations in the bottom right.

These three spots are interestingly close to popular shopping and entertainment hubs in Tangerang Regency: Supermal Karawaci, Summarecon Mall Serpong, and AEON Mall BSD.

The graph shows that the busiest time around Supermal Karawaci and Summarecon Mall Serpong is at 9 AM, while AEON Mall BSD gets the most traffic at 1 PM. There’s another spike at 2 PM, and then visits gradually go down as it gets later in the day.

Meanwhile, the time visitors spend at these three malls varies. Supermal Karawaci had the longest average visit time, with people staying around 123 minutes.  

At Summarecon Mall Serpong, visitors spent about 86 minutes on average, while AEON Mall BSD had the shortest visit time, averaging 75 minutes.  

This difference could be due to a few things, such as the mall’s size, ongoing promos, or entertainment events happening inside.

 

Takeaways  

From this analysis, we can see that on November 9, 2024, Supermal Karawaci, Summarecon Mall Serpong, and AEON Mall BSD had the highest visitor traffic in Tangerang Regency, with peak crowds happening around 2 PM.  

 

For businesses, this means an opportunity to optimize strategies—such as adding more staff to handle the rush or holding events during peak hours to attract even more visitors.  

 

The average time people spend in each mall also gives insight into visitor engagement. The longer they stay, the more likely they are to explore different stores and make purchases.  

 

A study by Xi Li, Wirawan Dony Dahana, Qiongwei Ye, Luluo Peng, and Jiaying Zhou found that the more time customers spend in a place, the higher their chances of making a purchase—not just in that visit, but in future visits too.  

 

Simply put, a great customer experience today builds loyalty for tomorrow. On the other hand, creating a comfortable and engaging shopping environment can help boost conversions and drive long-term business growth.
